Provincial House

Development management experience / Sheffield

Listed heritage repurposed for student living.

Provincial House, Sheffield, combined the conversion of a Grade II listed building into studios and one-bedroom apartments with the construction of three new-build blocks. One of the new blocks was connected to the listed building by a four-storey glass atrium.

Josh McGuinness delivered the project as a development manager on behalf of Empiric Student Property. His CV records a £15m gross development value and a 56-week construction programme, with Clegg Construction Limited as main contractor.

The design development and planning process involved multiple design iterations and conservation and heritage discussions with Sheffield City Council and Historic England. Archaeological, ecological and geotechnical investigations informed engineering solutions addressing the varying site levels and the listed building.
