JMGL is led by Josh McGuinness MRICS, a Chartered Project Management Surveyor with over 14 years’ experience across client-side development management, consultancy and construction. His specialisms include purpose-built student accommodation (PBSA), Build-to-Rent, co-living and residential-led mixed-use development, alongside complex urban regeneration and listed-building refurbishment. A practical, hands-on approach brings investors, funders, consultants and contractors together around a clear delivery strategy.
Josh’s career includes senior roles at Solaris Real Estate, Future Generation and Empiric Student Property, where he delivered approximately £450m of student accommodation development assets. Development management explained
What is real estate development management?
Development management coordinates the commercial, planning, funding and delivery decisions involved in a property development. A client-side development manager represents the client’s interests, brings the professional team together and keeps viability, risk and the delivery strategy under review throughout the scheme.
When should you appoint a development manager?
Early involvement at acquisition or appraisal helps identify constraints before major commitments are made. Support can also focus on a particular stage, such as securing planning, preparing for funding, procuring a contractor or overseeing construction. The appointment should reflect the scheme’s needs and the client’s existing team.
How does development management differ from project management?
Development management takes a whole-scheme commercial view, connecting acquisition, viability, planning, funding and delivery. Project management typically focuses more closely on coordinating the design and construction process against agreed scope, cost, quality and programme. The roles can overlap; clear responsibilities matter more than the job title.
